A team headed by developer Historic Restoration, Inc. of New Orleans, the City of St. Louis, the State of Missouri, Kimberly-Clark, and Marriott Hotels has developed a 918 room convention headquarters hotel in downtown St. Louis. This $276 million public-private partnership opened in February 2003.

The project included the renovation of two Landmark hotels in addition to substantial new construction. The 20-story Gateway/Statler Hotel (on the south side of Washington Avenue) was renovated and connected to a tower-addition immediately to the east. The Lennox Hotel opened March 2002, and is on the north side of Washington Avenue. Both buildings are on the National Register of Historic Places. Gateway/Statler was built in 1917, and Lennox in 1929.

The new complex also includes a garage with 880 parking spaces, junior and grand ballrooms and street level retail facing Washington Avenue.
