Part of the Cupples Station complex has being renovated by Historic Restoration Inc, just south of the Federal Courthouse. The Westin Hotel was the first major investment in this historic complex that had previously been proposed for demolition. The financing package is reported to include tax exempt bonds, affordable housing assistance and brownfield tax credits, state historic tax credits, and $1 million in low- income tax credits. One hundred and thirty-two apartments are proposed, as well as a restaurant on Clark Street. HRI has also renovated the Merchandise Mart Building and the new convention center hotels.

A second Cupples building immediately to the north east is anticipated to be developed by Conrad Apartments into 60 loft condominiums.
